At PHDevelopers (PHD) we have over 55 years of combined experience in land development, acquisition, leasing, legal, zoning and construction management expertise to successfully complete our clients projects. PHD has completed numerous shopping centers, medical offices, ambulatory care centers and multi-family projects throughout the Southeast, including North Carolina, South Carolina, Florida and Virginia.  PHD has completed, owns and manages projects for AT&T, Chipotle, Jimmy Johns, Mattress Firm, Starbucks, Great Clips, US Cellular, Sprint, Buffalo Wild Wings and Duke University to name a few.

Our expert site selection specifically in retail development has provided our clients and tenants with the most premier retail sites in the market place resulting in exceedingly high visibility locations with exceptional sales projections.

PHD has created a preferred developer program that establishes a relationship with national retail tenants providing specific new development site guidance and store development thereby reducing the tenants overall market entry costs and increasing tenant efficiencies.

We negotiate a fair lease one time to save costs to the tenant by utilizing a uniform document as well as developing savings insite design and building prototypical designs of the highest level of building materials at the most efficient costs through value engineering and cost savings analysis.

 

Meet Our Team

Michael Puder

Michael has always had a passion for construction with over 40 years of experience in the real estate development industry. As a licensed building contractor, real estate broker, and mortgage broker, he founded successful development firms and built thousands of single/multi-family homes along with numerous retail and mixed-use projects. 

Profoundly driven, Michael’s forward-thinking instincts led to concepts and designs that have won him and his team several awards, such as the Palm Award and Pinnacle Award for architecture and design. 

Throughout his career, Michael’s reputation for excellence that has contributed to his successful expansion of projects across the U.S. Currently, he and his team own and manage several apartment communities, commercial strip centers, and other related investments …and continue to remain prominent and active in the industry, embracing the core values of integrity, innovation and growth. 

In his free time, he enjoys hitting the slopes in Colorado, golfing, cycling and playing tennis when he is not spending time with his wife, Lisa, and raising their three beautiful children.

Rob Hicks

Michael Puder and Rob Hicks founded PH Developers in 2010 in order to facilitate the continued growth of the high profile retail development program that began in 2007. Rob has been in the commercial real estate development business for over 20 years with substantial experience in retail development and mixed use. Rob has developed over 2 million square feet of retail properties, and thousands of acres of mixed – use land development including: medical, apartment communities and office parks.

Rob has held substantial development positions with national development firms including most recently; Regional Director, Mid Atlantic at Weingarten Realty Investors, a NYSE REIT, prior to founding PH Developers. Rob was an EVP with American Asset Corporation based in Charlotte North Carolina; a private institutional developer of retail, mixed use and office properties in the Southeast.

Additionally, Rob is a former commercial pilot and was founder of 68Echo; a government aviation defense contracting firm based in Virginia. He is an undergraduate of James Madison and holds an MBA from Embry Riddle University in Daytona Beach Florida. Rob resides in Raleigh with his family.

In 2008 when Rob ventured on his own he developed Caveness and Duke Brier Creek both with Michael as a partner. The partners Continued their ventures developing:
